Position Description: Under direct supervision of the Operations Manager, the Maintenance Technician is responsible for the preservation and upkeep of the property. The Maintenance Technician will be aware of and operate within OSHA standards and company safety policies and procedures at all times. Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.

Practices OSHA standards and company safety policy

Has knowledge of all maintenance requirements for the property

Keep accurate records regarding preventive maintenance, work orders, annual inspections and inventory

Perform scheduled maintenance on equipment

Maintain the grounds in accordance with the schedule set forth in the procedures manual

Responsible for being aware of all contractual obligations relating to maintenance so as to keep the Operations Manager abreast of any incidents on non-compliance f compliance from vendors

Open MAO Montgomery offices at 7:30 each morning

Be available for some weekend and night compliance from vendors

Be available for some weekend and night schedules as needed.

Travel to each location to pick-up and deliver mail, packages and supplies daily

Help to unload Food Pantry order weekly

Perform the following repairs: light plumbing work, such as clearing stoppages; light carpentry work, such as repairing sheetrock and office furniture

Assist in custodial work, including sweeping, mopping, vacuuming, replacing light bulbs, and other related tasks required for maintenance of the property

Assist other team members when necessary: Willingness to accept other tasks and responsibilities that may not be directly related to repair and maintenance

Frequent – no less than twice daily – verbal or written communication with Operations Manager

Assist staff in locating parts, supplies, and materials

Assesses/Monitor the need and organizes all cleaning supplies daily

Performs any other department or agency related duties or special projects as directed by supervisor

Qualifications: Excellent organizational and communication skills skills

High School Diploma

Demonstrated ability to maintain the highest standards of professionalism and confidentiality at all times

Must have a valid driver’s license and insurance

Available to be on-call for the position

Must have knowledge of HVAC units and the ability to troubleshoot to troubleshoot

Read understand and follow instructions contained in handwritten/printed service requests, provide handwritten/typed responses to same, and complete handwritten /typed reports in accordance with company procedures

Work under time constraints and complete tasks in a reasonable timeframe

Travel for the purpose of conducting regular property business

Computer literacy

Communicate effectively with co-workers and vendors

Proficiency in reading, writing and speaking English is required

Safely lift and carry weights up to fifty (50) pounds without assistance

Safely move large items with the use of a hand truck

Ability to safely use hand tools such as hammers, screwdrivers, saws and various power tools including hand held drills

Safely ascend and descend various types of ladders unassisted

Frequently, and possible for long periods of time: walk, stand, bend, sit climb, balance, stoop, kneel, crouch or crawl
